What does a villa at Anann Villas cost today?

Accepted Answer

Five villas of the first phase are on the developer's price list, fully fitted: Aeris plot 07 (837 m² of land) at THB 93.68M, Aeris 09 (1,139 m²) at THB 105.74M, Aeris 08 (1,568 m²) at THB 122.55M, Astra 01 (1,445 m²) at THB 131.87M and the Astra show villa 02 (1,066 m²) at THB 156.69M. Fully furnished, the same villas are THB 100.26M, 112.32M, 129.12M, 138.46M and 159.69M. We confirm the price of your plot in writing before you reserve.

What is the difference between Astra and Aeris?

Astra is 891 m² built-up (482 m² interior, 303 m² exterior, a 25-metre pool of 106 m²) with four bedrooms plus the sun lounge under the skylight, five customizable rooms and an elevator; four of the twelve plots are Astra. Aeris is 735 m² (410 m² interior, 235 m² exterior, a 20-metre pool of 90 m²) with four bedrooms, a lifestyle room on the main level and four customizable rooms; eight plots are Aeris.

How is the payment structured?

Accepted Answer

2% reservation deposit on the reservation date, 28% on signing the contract in the first month, then 20% on completion of the main structure (6th month), 20% on the roof and walls (10th month), 20% on the architectural works (14th month) and the final 10% at completion in the 16th month. The timeline assumes no additional design changes to the villa layout.

What is included in the price, and what does 'fully furnished' add?

Accepted Answer

Every villa is sold fully fitted: built-in kitchen and wardrobes, premium flooring, wall finishes and lighting, high-end sanitary ware and fixtures, integrated air-conditioning and smart-home automation, the pool and the landscaping. The fully furnished option adds the developer's curated selection from Molteni&C, Gessi and Giorgetti: THB 6.58–6.59M on the four villas and THB 3.0M on the show villa.

When is the villa transferred?

Accepted Answer

The price list gives June 2027 as the transfer date for all five Phase 1 villas. The show villa is scheduled for Q4 2026; the Social & Sports Club and the estate infrastructure for 2027. Structural warranty is five years, systems (MEP) one year.

Question 6

How does a foreign buyer own the villa?

Accepted Answer

The developer's fact sheet offers freehold and leasehold options. On the price list the selling price comprises the land rental fee under a land lease agreement plus the purchase price of the building under a sale-and-purchase agreement; the exact split is stated in each contract. Taxes and transfer fees are shared 50/50 between buyer and developer. We walk you through both routes with a lawyer before reservation.

What are the plots like, and which ones face the creek?

Twelve plots from 837 to 1,568 m² on 11.5 rai of slope. Plots 01–07 line the eastern side, creek and mountain facing; plots 09–12 sit on the western, mountain-facing side; plot 08 (1,568 m², the largest) is the northern plot at the entrance. The villas are stepped on the contour so no house looks into another.

What are the customizable rooms?

Five rooms in Astra and four in Aeris that the developer fits to your brief: a wine vault, a recording studio, a home theatre, a wellness or massage room, an in-home tack room for the equestrian centre next door, an entertainment lounge, a creative studio or a private office. The brochure shows the plans for each option; changes to the layout are agreed before the contract.

Ananda Development Public Company Limited — a Bangkok developer founded in 1999 and listed on the Stock Exchange of Thailand (ANAN) since 2012, with 26 years of residential development worth USD 6.3 billion, partnerships with Mitsui Fudosan, The Ascott, Dusit and Porsche Design, and the Porsche Design Tower Bangkok. Anann Villas is developed by its project company ADC JV 29 Co., Ltd. inside Mira Valley, Ananda's 550-rai Phuket estate.

Bang Tao beach is 8 km and about 15 minutes, Surin beach 9 km; Phuket International Airport 25 km / 30 minutes; Phuket Old Town 18 km / 30 minutes. HEI International School is 25 metres from the estate, HeadStart and Kajonkiet 3 km, British International School 10 km; Thalang Hospital 9 km, Bangkok Hospital Phuket and Siriroj 16 km; Blue Tree 4 km, Boat Avenue and Porto de Phuket 5 km, Laguna golf 8 km.

How do I reserve a villa?

Accepted Answer

Choose the plot, we confirm with Ananda's sales team that it is still free and send the written price and the six-step schedule. The 2% deposit holds the plot; the sale-and-purchase agreement follows within a month. Invest Phuket sells independently and charges you nothing — the developer pays our fee.

Can the next-release plots be reserved now?

Accepted Answer

Seven plots — 03, 04, 05, 06, 10, 11 and 12, from 860 to 1,345 m² — are not on the current price list; two more Astra and five more Aeris villas will be released on them. Tell us which plot you want and we put you first in line for its price the day it is published.
